New Construction: What to Understand
New construction can be a good fit when you want modern systems and layouts. It also introduces its own costs and timing risks. We don't list builders, lots or prices here unless verified with the builder for the current date.
Understanding the price
- Base price versus final contract total.
- Lot premiums and elevation upgrades.
- Options and design-center selections.
- Incentives — and the conditions attached to them (for example, using a preferred lender).
Process and protection
- Current versus proposed: confirm permits and site work, not just a marketing page.
- Completion estimates are estimates; ask about delay terms.
- Deposits: how much, when, and refundability.
- Independent inspections at pre-drywall and final stages.
- Builder warranty terms in writing.
- HOA timing: when dues start and when control transfers.
